Edinburgh Flats Terms and Conditions

Terms of Let -

1. Minimum charge varies according to the season but is usually equivalent to 3 Nights at the prevailing rate. During the Festival, Christmas & Hogmanay the minimum let is 7 Nights. At Bank Holidays and other peak times a supplement usually applies.

2. Your access to the apartment would normally be anticipated at any time after Noon on the day of your arrival. We can easily accommodate late arrival. Departure must usually be before 10am (unless otherwise agreed) to allow us time to prepare the flat for the next occupants, however we will always try to be flexible, where possible, to meet your needs. We can always arrange to store your luggage if you have an earlier arrival or late departure time.

3. We will usually welcome you to the flat to explain the operation of the facilities and hand over your keys. We can then deal with any enquiries you may have during your stay by contacting us on our usual number.

4. A £100 GBP deposit secures your booking.

Payment -

5. Payment must be made in full (including contingency deposit but less the £100 GBP booking deposit) 8 weeks before your occupancy begins otherwise your booking will lapse and the booking deposit forfeited. If you are booking less than 8 weeks from your date of arrival, the full amount is due at the time of booking.

Cancellation Policy -

We will always make a full refund (less a £20 admin fee + a 2% credit card charge where applicable) where we are able to re-let your requested dates, however, if your dates cannot be let the following terms will apply -

Where cancellation is notified to us and acknowledged by us in writing up to six calendar months before the first day of the intended occupancy, the booking deposit will be refunded in full (less a £20 admin fee). If less than six months notice is given we regret the booking deposit will be held and forfeited where your dates are not re-let.

If cancellation is notified to us and acknowledged by us in writing eight weeks or less before the first day of the intended occupancy we will retain the full letting charge unless your dates are re-let. The contingency deposit will be refunded in full.

We would advise that you consider taking out Holiday Insurance to cover this potential loss.

Telephone -

If a telephone is provided it is set to receive incoming calls only, however, if you wish to make outgoing calls during your stay we can activate the telephone for you. Please ask our representative to activate the phone when you move in. At the end of your stay you can either settle the bill or we can deduct the cost from your deposit.

Payment Methods -

Visa, Mastercard, Maestro and Delta.

You can phone, fax, text (SMS) or by using our secure "enquiry form" send your Credit Card details to us. These must include Card Type, Card Account Number, Expiry Date, 3 digit Security No and Name appearing on the card.

Direct Bank Transfer of Funds or a Cheque Drawn on a UK Bank Account in UK Pounds Sterling

Entry cannot be granted until our bank confirms that the above account is in funds to the appropriate amount. We will confirm receipt of these funds in writing by fax, e-mail or letter.
